My Dogs Do all that perfectly around the house. As soon as we go out, their brain goes crazy, especially when I take Them both out for a walk… 2 Bullmastiffs is a lot of work compared to what I had to Do to achieve Much Higher levels of obedience with other Dogs!
My girl did a great walk… until recently. Now, suddenly, she wants to be in the front and will choke herself just to get a fee inches ahead.
Dude, we just got my son a puppy blue heeler and hes like 10 weeks old now. I was so shocked when this little guy basically came with these 3 factory settings
. I walk with him outside everyday while my son is at school and he walks next to me and looks up at me every few seconds checking where I am. I was teaching him “sit” and we accidentally covered “leave it” because I was trying to use food to lure him out of a sit position so we could keep practicing and he had enough self control to look at the food in my open hand and still stay in his sit position. And then walking outside he always waits till I walk out first and then call him. I feel like we cheated the system. 
A well trained dog is a happy dog imo. I see enough dogs on my walks that lash out and owners look at me with my pup walking next to me unfazed as if im the problem. My current dog is my personal first dog, told myself that "if im going to have a dog, im going to out in the time", grew up with my father having dogs for bird hunting ( english/irish setters) his idea was and still is that its for hunting so the daily obedience dont matter. Every time he sees mine he goes " you were real lucky with that one", always.makw me chuckle
